Designed by the Real Estate Commission, the required "CORE" class covers the latest legal developments affecting licensed real estate professionals. The Law Update covers the previous legislative sessions, including important details of the condominium recodification overhauling condominium property regimes in Hawai`i. Given the percentage of condominium ownership in Hawai`i and the trend in the real estate market, real estate professionals will benefit greatly by learning about one of the state legislature's most significant legislative actions affecting real estate in recent history. The course also addresses practical issues such as managing multiple offers, ethics, and 1031 exchanges.

Hawaii Landlord/Tenant Code

This course primarily covers the following areas of the landlord-tenant relationship: advertising, screening, commencement of landlord-tenant relationship, communication, termination, and post-termination issues. In addition to the Hawaii Landlord-Tenant Code, this course will cover Federal and State Fair Housing Laws, Negligence, and other laws that pose dangerous risks for property managers and owners.
Residential and Commercial Evictions
Focusing on the eviction process, this course examines the sometimes unpleasant but necessary process of removing tenants from properties for various reasons. Recognizing the dichotomy between residential and commercial situations, both contract law (commercial) and the Hawaii Landlord-Tenant Code are covered by experienced professionals. By being aware of the process and procedure of evictions, both commercial and residential landlords can place themselves in the best legal position possible in the event eviction becomes necessary and create leverage for property managers and owners.
Foreclosures, Agreements of Sale, and Short Sales
Officially entitled Foreclosure and the Role of the Commissioner, this session strives to convey to real estate agents a macro understanding of the foreclosure process to maximize opportunities for clients given the unfortunate rise in foreclosures. Strategic considerations with respect to judicial and non-judicial foreclosures are also considered.
